The 12×6 m pool in front of the masseria

Masseria Mattiani

A 17th-century rural house in the heart of Salento, all to yourselves: five bedrooms with en-suite bathrooms, a salt-water pool and an orchard where you can pick seasonal fruit.

Four centuries of Salento countryside

Documented since the 17th century, Masseria Mattiani has been restored in the original style of Salento's traditional farmhouses: star vaults in golden Lecce stone, old fireplaces and thick walls that keep the rooms cool in summer.

The house is all on one floor, surrounded by a fenced olive grove and orchard, a large vegetable garden and a pond in front of the old olive mill with its wood-fired oven.

It is rented in full to families and groups of friends of up to 12: no other guests, a private entrance through the main gate and electricity from the estate's solar panels.

Slow days between pool, patio and garden

  • Salt-water pool

12 × 6 metres, salt-treated rather than chlorinated, with an even depth of 1.4 m. Around it, sun loungers and lawn shaded by trees and a large gazebo.

  • Patio and outdoor kitchen

Under the covered patio, facing the pool: a fully equipped outdoor kitchen next to the barbecue, fridge and dishwasher, and very large tables for convivial meals outdoors.

  • Orchard and vegetable garden

Seasonal fruit and vegetables grown in front of the house are there for guests to enjoy: figs, lemons, apricots, tomatoes.

  • The old olive mill

The olive mill, with its old wood-fired oven: a corner of the masseria that tells its history.

  • Room to move

A jogging path through the olive grove, a five-a-side football pitch, a ping-pong table and parking inside the property.

  • All to yourselves

A fenced estate with a private entrance. Doors fitted with grilles and insect screens, so you can leave them open on summer nights.

Inside and around the masseria

Pierangelo and Oronzino

Pierangelo restored the masseria and personally looks after every booking, from your first question to tips for your trip.

On arrival you are welcomed by Oronzino: he shows you the house, the vegetable garden and the hens and explains everything you need. His is the name that comes up most often in guest reviews.

The highlight of the villa is without a doubt the house keeper – Oronzino – who looks after you during the stay. Super friendly… and takes great pride in showing you the local produce growing in the gardens.

What our guests say

Highly recommend this rustic Puglian property

We had a fantastic stay in the villa with extended family. As others have said, the outdoor kitchen (oven, hob, bbq, fridge/freezer, dish washer, sink) is a fabulous addition and we spent all our time cooking outside. The property is about 10 minutes from the nearest supermarket (Lidl or Conad) but you’ll need a car to get around. There are a couple of wineries close by for some lovely wine and the nearest town (Campi Salentina) has a brilliant restaurant called Piccola Osteria which is a must visit. The highlight of the villa is without a doubt the house keeper - Oronzino - who looks after you during the stay. Super friendly, speaks English (through the translator on his phone!) and takes great pride in showing you the local produce growing in the gardens. What’s better than plucking a lemon off the tree for your limoncello spritz! He showed us how to make fabulous antipasti from the garden peppers, tomatoes and aubergines, and then took loads back to the villa to share. Gave us a big bottle of home made red wine and also made almond brittle. Just the best free experience! The villa is quite rustic but clean and around 25 mins from Lecce. The other popular areas are around 50 mins away (Ostuni/Alberobello). We’d come back here in a heartbeat!

Amazing time at Masseria Mattiani

We had the best time here! The house, bedrooms and pool are lovely, everything very comfortable and spacious. The best part for the kids was the farm. Oronzino showed us baby chicks, frogs, took the children to pick apricots, lemons and mulberries. He made almond brittle for us in the most fantastic demonstration. It was magical. It’s 20mins from Lecce and the nearest town, Campi Salentina, is pretty with a great gelateria.

Masseria Mattiani

A beautiful place for our family of ten to relax and enjoy time together. We were very well looked after by Oronzino who brought us fresh tomatoes, beetroot, rocket and plums from the vegetable patch. Not to mention the homemade wine and frittata! The villa is so beautiful inside with huge domed ceilings and lovely thick walls to keep us cool in the 35 degree summer heat. But our favourite area was the outside pool, gazebo and outside kitchen area. We had many happy dinners sat around the table in the much needed shade and several bbqs with lots of local wine! We would highly recommend the villa for large groups looking for a quiet base to explore Puglia. We ended up staying home more than venturing out, partly due to the hot weather but also because it was just a great place to relax and be together.

Puglia’s best kept secret

I can’t stress how amazing this stay was. Pierangelo communicated days before on WhatsApp and gave me his contact as well as Oronzino. Oronzino who manages the property met us at the property and showed us everything. He was more than hospitable, he was simply amazing. He gave us farm fresh eggs everyday, fresh vegetables, sun dried tomatoes and much more. The property is heaven. The rooms are great and the in ground pool was meticulously cleaned everyday by Oronzino. He was very helpful at every point and communicated daily. We used this as a launching point to travel locally in Puglia and it was great. You would need a car here but we rented a 9 person van from Brindisi airport and that was critical. Highly suggest this villa as there are so many great things. We had adults, teens and a toddler and everyone loved it. Book this before the secret gets out!! Thank you for an amazing vacation Masseria Mattiani!

Extraordinary experience

We had an absolutely top-notch experience at Masseria Mattiani. We fell in love with the place and its beautiful region Puglia. The property has wonderful historic charm with many tastefully preserved centuries old items while offering all modern amenities that one needs for a great vacation. The owner Pierangelo and property manager Oronzino are extremely nice, easy to communicate with and make sure guests have everything they need throughout their stay and that they feel welcome and comfortable. We were a group of eight adults and four young children aged 1 through 7 and we spent a truly unforgettable week at the Masseria in late August. It offered everything we needed for a family getaway. The Masseria is located in a huge functioning farm with countless fig trees, grapes, tomatoes, other vegetables etc. that are available daily for guests either picked directly or so kindly provided by Oronzino or Pierangelo. Not to mention the fresh eggs from the hens who live on the farm and were a major attraction for our kids. The moment you enter the property, you immediately feel you’ve made a great choice. Everything in the house is clean and well functioning, 5 separate rooms with modern private bathrooms. Amazing outdoors fully-equipped kitchen area and covered patio with large table and a very nice outside barbecue with firewood from the farm. The pool is a few steps away, great size and perfect for young children. The location within Puglia also excellent for exploring.

Hidden Gem

We stayed at this wonderful villa for 10 nights with our family celebrating my husband’s retirement. Our grown up children and their partners plus our grandchild of 5 months. The villa exceeded our expectations, we were met by the lovely Oronzino who showed us around and explained everything about the villa. Oronzino showed us how he decants the wine and supplied us with plenty! We made a lovely antipasto using the home grown tomatoes with our family. Which was delicious! He showed us his handmade oven and we made almond brittle on my birthday. His hospitality was outstanding and such a lovely friendly man. He was always at hand if you had a problem. We have stayed in many villas all over the world and this one absolutely exceeded all our expectations. Lovely huge bedrooms and private bathrooms. Lovely outside kitchen facilities and huge dining table. Sad to leave but most definitely we will return! Puglia is a beautiful part of Italy to visit!

In the heart of Salento, between two seas

The masseria stands in open countryside a few minutes' drive from Campi Salentina, halfway between the Adriatic and the Ionian Sea: each morning you can choose your beach depending on the wind.

To the north lie Ostuni, Cisternino, Martina Franca and the Torre Guaceto nature reserve; to the south Lecce, Otranto, Gallipoli, Castro and Santa Maria di Leuca. A car is essential.

Rather stay in town? Try Fenisia Guest House

If you would like to experience Campi Salentina at its heart, Fenisia Guest House, also looked after by Pierangelo, is a few minutes from Masseria Mattiani. It is not in the countryside but in the old town, on Via Taranto: a one-minute walk from Piazza Libertà, with the mother church and the town hall, and from the town's cafés, gelateria and restaurants.

The old town of Campi dates back to the Middle Ages and still keeps its narrow lanes and courtyard houses; its landmarks are the mother church of Santa Maria delle Grazie, with its Baroque portal of 1658, and the Paladini-Enriquez marquis' palace, which began life as a 13th-century castle. Fenisia Guest House is an 18th-century house behind a front door dated 1822: inside, two courtyards, a private pool and five en-suite bedrooms, all to yourselves for up to 11 guests.
